Where to Stay in Batumi 2026: Old Town, Towers or Beach

Batumi has 930 places to sleep and they fall into five areas that give you five different holidays. This is how to choose between the old town, the chain hotels on the seafront, the towers of the new boulevard and the beach villages, with what a night costs in October and in July.

The people who leave Batumi disappointed almost all made the same mistake: they booked a cheap studio with a sea view in a tower on the new boulevard, found themselves 3 km from anywhere to eat, and spent the trip in a taxi. The people who love it stayed in the old town and walked everywhere. Where you sleep decides your opinion of the city more than anywhere else in Georgia, so this page is only about the bed. Our Batumi guide covers the city itself and the beaches guide the coast either side of it.

Quick answer

For a first visit: the old town, between the port and the boulevard, where a studio or a small hotel room costs 85 to 130 GEL (about $33 to 50) on an October Saturday and every restaurant is on foot. Dzveli Batumi and Casa Neptun are the two we would book first. If the swimming is the point, sleep in Kvariati, 15 km south, in a family guesthouse on the beach for 60 to 100 GEL. Take a tower studio only if you have a car or a bike and want a sea view for 50 GEL. All prices are what Booking.com showed us on 8 October 2026 for one night, two adults, Saturday 17 to Sunday 18 October 2026, with July 2027 figures where we could read them.

Booking.com listed 930 properties for Batumi for our test night, Saturday 17 to Sunday 18 October 2026, two adults, one room, with 298 of them hotels and 661 apartments or houses. The ranges below are the rooms named further down, read that day; they are examples for a quiet October weekend, not averages, and the season section at the end shows which of them triple in July.

The old town and the port end

This is where we would stay, and where our 14-day itinerary puts its two Batumi nights. The old town is the grid of two- and three-storey streets between the harbour, the Piazza and the boulevard: Ottoman-era houses, the Orta Jame mosque, Europe Square, the Archaeological Museum, and the cafes and restaurants you will eat in every night. The beach is a five-minute walk across the park, the Botanical Garden bus leaves from the centre, and nothing you want needs a taxi. The trade is that the buildings are old, some rooms are small, and the bars around the Piazza run late on summer weekends.

Dzveli Batumi, 350 m from the centre and 200 m from the beach, is the hotel we would book first: a 12 square metre double with breakfast was 99 GEL (about $38) for our Saturday with free cancellation and payment at the property, 129 GEL for the 18 square metre room with a second bed, scored 8.9 from 860 reviews with location 9.7. Casa Neptun in Old Batumi, 200 m from the centre and a four-minute walk from the beach, is the apartment answer: a 17 square metre studio with a balcony and a kitchen was 85 GEL (about $33), 130 GEL for the largest apartment, scored 9.3 from 581 reviews with the highest location score in the city, 9.9. Apartment in Batumi Mgzavrebi, the studio our Batumi guide prices, was 80 GEL again for our Saturday, scored 8.9 from 299 reviews with location 9.7, an eight-minute walk from the beach.

The two design hotels in the old town cost four times that. Hotel Indigo Batumi Old Town, 100 m from the centre, scored 9.5 from 228 reviews with location 9.9, started at 440 GEL (about $169) for a courtyard-view room paid before arrival and 549 GEL for the same room with free cancellation and payment on arrival; for a Saturday in July 2027 its twin was 296 GEL, so the October price is a weekend price, not a season one. Hampton by Hilton Batumi Center, 150 m from the centre and 350 m from the beach, had a twin with a balcony and breakfast for 294 GEL plus 53 GEL in taxes (about $133 all in), scored 9.2 from 902 reviews with location 9.8 and value for money 9.1, and 325 GEL with free cancellation for the July Saturday. Wyndham Batumi, 100 m from the centre, scored 8.1 from 2,488 reviews, had a deluxe triple with breakfast for 473 GEL; Hotel Brighton, 100 m out and scored 7.9 from 65 reviews with location 9.8, a standard double for 180 GEL.

Budget rooms in the old town. Harmony Old Town Hostel, 150 m from the centre and scored 8.5 from 348 reviews with location 9.6, had a budget double for 55 GEL (about $21), down from 84; Urban House, 100 m from the centre, scored 8.2 from 132 reviews, a double for 45 GEL; Guest House Lili, 350 m out and scored 8.6 from 105 reviews with location 9.6, a small twin for 85 GEL; Hotel Lulu, 350 m out, scored 8.7 from 146 reviews, an economy twin with breakfast for 100 GEL; Guesthouse Batumi Sea Beach, 600 m out and scored 9.6 from 66 reviews with location 9.9, a quadruple with balcony and breakfast for 162 GEL. All had free cancellation except Lili.

The chain hotels on the old boulevard

The Sheraton, the Hilton, Le Meridien and the Radisson Blu stand on or just behind the old boulevard between the port and the Ferris wheel, 350 m to 900 m from the centre, which means they combine a sea view with a walk to the old town of five to fifteen minutes. They are the right answer if a pool, a gym, a breakfast buffet and a balcony facing the water are what you came for, and the wrong one if you were hoping for a Georgian building. Guests score the Sheraton, Le Meridien and the Radisson 9.4 for location.

Prices for our October Saturday, read on the day. Sheraton Batumi Hotel, 500 m from the centre and scored 8.6 from 1,020 reviews, had an executive suite with club lounge access as its cheapest room on sale, 1,298 GEL plus 234 GEL in taxes (about $589), with free cancellation and payment at the property; its twin room was 558 GEL for the July 2027 Saturday. Hilton Batumi, 900 m out and scored 8.1 from 902 reviews, had a twin with balcony and sea view for 724 GEL (about $278), and 553 GEL for a twin in July 2027. Le Meridien Batumi, 350 m out and scored 8.6 from 617 reviews, a deluxe room with two queen beds, city view and balcony for 593 GEL plus 107 GEL in taxes. Radisson Blu Hotel Batumi, 350 m from the centre and scored 8.8 from 1,218 reviews, was sold out for the Saturday; its standard room was 531 GEL, down from 590, for the July 2027 Saturday, with payment at the property. The Radisson's own page puts the promenade a five-minute walk away and the airport 7 km.

Two newer hotels sit on the same strip at half the price. Graphic Hotel Batumi, 1.3 km from the centre and scored 9.0 from 976 reviews with location 9.5, had a twin with a balcony and breakfast for 275 GEL for the July Saturday (it did not appear in the October list we read). Hampton by Hilton, above, is the budget member of the group and the one with the best scores.

Behind the boulevard: Rooms Hotel and the Piazza streets

The grid of streets 500 to 800 m back from the sea, around the Piazza, is where the small hotels have opened in the last few years. You are five to ten minutes' walk from the beach and three from the old town's restaurants, the streets are flatter and quieter than the port end, and the apartments here are the best value in the city. Booking.com tags these listings plain "Batumi", 500 to 800 m from the centre and 750 to 1,000 m from the beach.

Rooms Hotel Batumi, 600 m from the centre and 750 m from the beach, is the Batumi member of the group whose Kazbegi hotel leads our Kazbegi stay page, scored 9.3 from 1,328 reviews with location 9.6 and value for money 9.0. Its cheapest room for our Saturday was a twin facing the inner courtyard at 321 GEL (about $123) with free cancellation; the rooms with a balcony and city view were 627 GEL, down from 784. West Apart Hotel, 500 m from the centre and scored 9.2 from 228 reviews with location 9.7, had a 20 square metre double with a balcony for 130 GEL (about $50), free cancellation and payment at the property, the best hotel room for the money we found. Retro Boutique Hotel, 600 m out and scored 9.0 from 162 reviews with location 9.7, an executive suite for 306 GEL. Piazza Epigraph, on the square itself 350 m from the centre and scored 9.1 from 542 reviews with location 9.6, a twin for 194 GEL; Piazza Boutique Hotel, 450 m out and scored 8.6 from 510 reviews, a deluxe double with breakfast for 190 GEL; Hotel London, 600 m out and scored 8.4 from 777 reviews, a standard double with breakfast for 171 GEL, a kilometre from the beach.

Guesthouses and hostels. Back2ME, 600 m from the centre and scored 8.9 from 846 reviews with location 9.5, had a family room with private bathroom for 50 GEL (about $19); Gurami Guest House 1, 700 m out and scored 9.2 from 209 reviews with location 9.7, a large double for 70 GEL; Old Batumi Stay, 400 m out and scored 9.0 from 46 reviews with location 10, a family room for 110 GEL; House in Old Batumi, 800 m out and scored 9.7 from 30 reviews, a quadruple for 100 GEL. For a bed rather than a room, Smash Hostel Batumi, 250 m from the centre and scored 8.8 from 129 reviews with location 9.6, had two dormitory beds for 40 GEL together, about 20 GEL a person.

The new boulevard towers

Beyond the Ferris wheel the boulevard runs on past a wall of 30- and 40-storey towers, most of them let flat by flat by individual owners through Booking.com and Airbnb under a hundred different names. Orbi City is the biggest, 2.2 to 2.3 km from the centre and tagged "New Boulevard" and "Beachfront" on every listing. The honest case for them: a 30 square metre studio with a kitchen, a balcony and the sea in front of it for 50 to 70 GEL in October. The honest case against: the inside of one studio is the inside of all of them, building work continues around the district, the restaurants are a Bolt ride away, and the review scores show it.

For our October Saturday the Orbi City studios were discounted across the board: Orbi City Sea View C Block Collection, a 30 square metre king studio, 63 GEL (about $24) down from 79; Orbi City Batumi Blue Horizon Apartments, 48 GEL down from 60; Shining Sea View Aparthotel, 52 GEL; Orbi City VIP Premium, 40 GEL. Most of these have under 30 reviews, because each listing is a single flat, so read the score of the building instead: Nice Sea View Aparthotel in Orbi City, 556 reviews, scores 7.1, and Panorama Orbi City Luxury, 156 reviews, scores 5.8. The two hotels inside the towers are rated the same way. Sky Tower Hotel, 2.2 km out, scored 7.5 from 650 reviews, had a twin with sea view for 167 GEL; Euphoria Hotel Batumi, 3.8 km out, scored 6.8 from 1,484 reviews, a standard king with breakfast for 174 GEL. Ramada Plaza by Wyndham Batumi and Casino, 2.1 km out, scored 8.5 from 1,731 reviews, a standard king with city view for 467 GEL, is the exception that guests like.

Two listings here that break the pattern. Apartament San Remo, 1.8 km from the centre and 150 m from the beach, is a two-bedroom, 75 square metre apartment for 200 GEL (about $77), scored 9.2 from 39 reviews with location 9.9, free cancellation and payment at the property, the family answer. Hostel California, 2.7 km out on the beachfront and scored 9.1 from 66 reviews with location 9.7, had a deluxe double with a balcony for 45 GEL.

Gonio, Kvariati and the beach villages

If you came to swim, do not stay in Batumi at all. The city beach is the most crowded stretch of the coast, and 12 to 17 km south, through Gonio to Kvariati and the Sarpi border, the pebbles are clean and the water is the clearest in Georgia, under hills that drop straight into the sea. City bus 16 runs from the centre through Gonio and Kvariati to Sarpi for about 1 GEL by contactless card, any Sarpi-bound van does it for 1.50 GEL, and a Bolt is a few lari more. The evening problem is real: a handful of shore restaurants in each village, nothing else, so most guesthouses cook.

Kvariati is the best pebble beach on the coast and the one we would pick. Booking.com listed 29 properties for our October Saturday. Kvariati Guest House, on the beachfront and scored 9.5 from 143 reviews, had a double or twin with balcony for 60 GEL (about $23), free cancellation and payment at the property; Akhmed Guest House, beachfront, scored 9.9 from 39 reviews with value for money 10, a double or twin with sea view for 65 GEL; Marina Kvariati, beachfront, scored 9.2 from 57 reviews, a double with balcony for 60 GEL; Goga Guest House, 300 m from the beach and scored 9.2 from 235 reviews, the most-reviewed house in the village, a triple with mountain view for 100 GEL; Mount Villa Kvariati, 100 m from the beach and scored 9.7 from 40 reviews, a budget double for 89 GEL; Sunshine Hotel Kvariati, 50 m from the beach and scored 9.0 from 43 reviews, a triple for 80 GEL. The hotel option is Panorama Kvariati on the beachfront, scored 8.1 from 148 reviews with location 9.5, a one-bedroom suite for 300 GEL; Litz Resort, 650 m back from the beach and scored 6.9 from 239 reviews, wanted 548 GEL for a twin with breakfast, which is the price of the Hilton for a village without a boulevard.

Gonio, the village before Kvariati, has the Roman fortress of Gonio-Apsaros (15 GEL) and a wider beach with sunbeds and parking. Booking.com listed 46 properties for the Saturday. Thom Tower, on the beachfront and scored 8.2 from 260 reviews, had a studio apartment with balcony for 80 GEL; Nira Hotel, beachfront, scored 9.5 from 32 reviews, a budget double with breakfast for 117 GEL; Salo Pool Hotel by the Sea, 250 m from the beach and scored 8.4 from 39 reviews, a double or twin with pool access for 75 GEL; Gonio Inn, beachfront, scored 7.9 from 15 reviews with location 9.5, a double with sea view for 108 GEL. The family guesthouses a few streets back are the cheapest rooms on the whole coast: Guest House Maka, 750 m from the beach and scored 9.6 from 25 reviews, a budget twin for 40 GEL (about $15) and a triple with bath for 60 GEL in July; House Anna, 850 m back and scored 9.2 from 21 reviews, a superior double for 45 GEL; Guesthouse Tornike, scored 9.5 from 12 reviews, a triple with sea view for 80 GEL.

Sarpi, where the border fence runs into the sea, has a few hundred metres of clean pebbles and almost no listings; Guest House in Sarpi, 16 km from the centre and scored 9.4 from 65 reviews with location 9.3, had a triple for 45 GEL. Makhinjauri, north of the city around Batumi Central station on Queen Tamar Highway and on the road north to the Botanical Garden, is the quiet alternative on the other side: 18 properties, Guest House ETM on the beachfront scored 9.4 from 145 reviews with a deluxe double for 90 GEL, Feride on the beachfront scored 9.4 from 88 reviews with a triple for 76 GEL, and Batumi Homestay at Tamar Mephe Avenue, 200 m from the beach and scored 9.5 from 98 reviews, a deluxe double with balcony and sea view for 75 GEL. It is a 4 km bus or Bolt ride from the old town.

The guesthouse owners in Gonio and Kvariati are families who have let rooms to Georgian holidaymakers for decades, and English is thinner here than in the city. Learning a few Georgian phrases for travellers before you arrive, at least gamarjoba, madloba and the words for fish and enough, is what turns the evening meal on the terrace into the best part of the stay.

What the season does to prices

Batumi is a summer city and the prices say so, but not evenly. We compared the same room types on the same listings for Saturday 17 October 2026 and Saturday 17 July 2027, nine months out, where both were on sale. Only 657 of the 930 properties had opened their July calendar, and in Kvariati only 8 of 29, so the villages' summer prices are the least settled figures on this page and will rise as the calendar fills.

So the towers and the villages triple or double in July, which is where the Georgian and regional holiday demand goes, while the chain hotels on the old boulevard were priced the same or lower for a July Saturday nine months ahead than for the October one nine days ahead. Part of that is early-bird pricing that will climb as July approaches; part is that the chains sell to conference and weekend trade all year. In the old town, the studios and small hotels we priced sit between the two: book them a month ahead for July and August, a week ahead the rest of the year. Getting there and to your door

Every way in is on the Tbilisi to Batumi page: the double-decker train to Batumi Central for 36 GEL in second class, the coaches, the vans from Didube and a GoTrip driver, 372 km on the finished expressway. None of them drops you in the old town. The train and the coaches arrive at Batumi Central in Makhinjauri, 4 km north, and the airport is 7 km south on the Gonio road, so budget one Bolt ride of a few lari at the end whichever area you chose. For Gonio and Kvariati from the airport, a Bolt is the simple answer; from the city, bus 16 from the centre.

Tell a GoTrip driver the property name and the district and he will find it. In the old town, the one-way streets around the Piazza mean the car may stop a block away; in Orbi City, ask the host which block and which lift bank before you arrive, because the complex is several towers with separate entrances and the listing names rarely say.

Mistakes we see every week

Booking a tower studio for a first visit. The sea view is real and so is the 3 km to dinner. Stay in the old town the first time; take the tower when you know you want a kitchen and a car.

Trusting the listing's own review score in Orbi City. A 10 from four reviews is one flat with four guests. Look up the building's longest-standing listing and read that score instead.

Choosing Batumi beach for the swimming. It is the most crowded stretch of the coast. Sleep in Kvariati, or ride bus 16 there for the day.

Choosing Kvariati for the evenings. There are a few restaurants on the shore and nothing else; eat at the guesthouse and bring a book.

Reading "Old Boulevard" as a hotel on the beach. It is Booking.com's name for the old town district. Check the metres to the beach on the listing, which is what the hotel pages here quote.

Arriving in July without a booking. The whole of the South Caucasus is on the same pebbles at weekends. Book the old town a month ahead and the villages as soon as their calendar opens.
