Where to Stay in Gudauri 2026-27: Apartment, Hotel or Chalet

Every ski trip to Georgia ends up asking the same question: an apartment in New Gudauri with a kitchen and the gondola at the door, a resort hotel with a pool and a breakfast buffet, or one of the small family hotels further along the road where the owner cooks dinner. We ski Gudauri every winter and our answer has not changed: New Gudauri, in a rented apartment, unless you are travelling with people who want a hotel desk. The four kinds of bed in one table

Booking.com listed 148 properties in Gudauri for our January Saturday and said 74 percent of its places were already unavailable for the date, three months out: 109 apartments, 24 hotels, 9 aparthotels, 4 chalets, 3 guesthouses, 2 hostels, 2 lodges and 1 resort. 121 were self-catering, 27 included breakfast and only 6 included dinner; 31 had a pool, 30 a spa, 43 a sauna and 21 a hot tub, which tells you what the resort hotels sell. Only 18 were within 1 km of Booking's centre point and 144 within 3 km, because the whole resort is strung along one road. The ranges below are the rooms named further down, read that day; they are examples for a mid-January weekend, not averages.

New Gudauri: the blocks by the gondola

New Gudauri is the upper, newer half of the resort: a cluster of apartment towers around the base of the main gondola, with the rental shops and most of the restaurants between them. Booking.com lists the blocks by their own names (Twins, Atrium, Four Seasons, Loft 1, Loft 2, Alpic, Block 3) and the apartments inside them one by one, mostly as 30 to 35 square metre studios with a kitchen, a sofa bed and a balcony, let by their owners. The addresses we read all say Road to Gondola Lift, and the Booking.com centre point puts them 1.6 to 1.8 km out, which is the distance from the lower hotels, not from the lift. This is where we stay. The trade is that there is no reception, the owner meets you with a key or a lockbox code, and breakfast is whatever you carry up from the supermarket.

New Gudauri Twins Horizon, at 1 Road to Gondola Lift Twins, is the apartment we would book first: a 32 square metre apartment with a balcony for 325 GEL (about $125), down from 397, free cancellation until 17 December 2026, scored 9.8 from 76 reviews with location 9.8, six left at that price for our Saturday, and its studio and mountain-view apartments at the same 325. New Gudauri Viva Seasons at 1 Road to Gondola Lift, scored 9.5 from 95 reviews with location 9.6 and a restaurant in the building, had a 32 square metre studio or mountain-view apartment for 424 GEL, down from 518, and its balcony apartments for 467, down from 569, free cancellation until 17 December. New Gudauri Apartments in Twins, scored 9.2 from 54 reviews, a 32 square metre studio for 363, down from 442, six left; New Gudauri Twins, scored 9.7 from 18 reviews, a 55 square metre one-bedroom apartment with a living room for 350 with free cancellation and no prepayment; New Gudauri Twins 301 with its mountain view, scored 9.7 from 14 reviews, 360; New Gudauri Twins Apartment 347, 292 GEL, the cheapest New Gudauri flat we saw with a kitchen; Gudauri New Loft 1 TOPHIT, scored 8.2 from 47 reviews with location 9.4, a 30 square metre studio for 300 with no prepayment. Newer and smaller: AlPINE COLLECTION GUDAURI in Loft 451, scored 9.4 from 79 reviews, a 30 square metre apartment with a balcony for 345, down from 421; the listing simply called new gudauri, scored 10 from its first four reviews, a 37 square metre studio for 420; New Gudauri Atrium 445, scored 9.2 from 19 reviews with location 9.7, a one-bedroom flat for 369. At the top of the range Gudauri Mountain Views, scored 9.6 from 142 reviews, had its last studio for 648, down from 720, and Four Seasons - New Gudauri, scored 8.7 from 144 reviews, a 35 square metre studio with a balcony and a living room for 355 GEL.

The hotels inside New Gudauri. Three proper hotels stand among the blocks. Gudauri Lodge, at 1st Lift 1 and scored 9.3 from 1,659 reviews with location 9.4, is the one the reviews single out for its spa and breakfast: a 23 square metre double or twin with the buffet breakfast for 1,138 GEL (about $438) with free cancellation until 2 January 2027, 1,187 with a mountain view, and non-refundable rates from 1,350. MontiSio Boutique Hotel, new, scored 9.7 from 48 reviews with location 10, a 28 square metre superior king or twin with breakfast for 1,031 GEL, non-refundable, five left, and a 40 square metre deluxe room for 1,256. Gudauri Loft Hotel, scored 8.9 from 1,100 reviews with location 9.4, a double with breakfast for 845, three left. Cheaper rooms with a desk: Hotel GoodAura, scored 8.1 from 137 reviews, a deluxe double with a balcony and breakfast for 450 with free cancellation, six left; Cozy House New Gudauri, scored 9.1 from 33 reviews, a king room with a mountain view for 299, two left; Gudauri Hills Apart Hotel, scored 8.6 from 371 reviews, lets a 77 square metre two-bedroom apartment with two bathrooms and breakfast for 1,124, down from 1,800.

The resort hotels along the highway

The big hotels of Gudauri stand on the highway itself, from the original resort hotels by the lower lifts to the new ones with pools and spas, and they are what Booking.com means by "Gudauri" when it measures distance: Hotel Tsiga, Quadrum and Family Hotel Parnas are 150 to 250 m from its centre point, Alpina 600 m, Best Western 900 m, Gudauri Hillsite 1 km, Marco Polo and Hotel Roshe 2 km. Several run a shuttle to the lifts, and reviewers of more than one say they used it daily, so ask before you book if skiing to the door matters to you. What you get for the money is a buffet breakfast, a pool or a sauna after the last run, a bar, parking, and someone at the desk who knows whether the road is open.

Marco Polo Hotel Gudauri, scored 8.4 from 1,046 reviews with location 9.0, is the resort hotel by the lower lifts in our Gudauri guide: a 23 square metre superior twin with breakfast and unlimited spa access for 663 to 762 GEL (about $255 to 293), both non-refundable, a 38 square metre junior suite for 749 to 848, and a 249 square metre chalet with breakfast for 5,405 GEL, the dearest room on this page. Hotel Roshe Gudauri, 2 km out and scored 9.1 from 757 reviews, with a pool its reviews praise, a 22 square metre standard double or twin with breakfast for 850, a 25 square metre superior with a mountain view for 1,000, all non-refundable, six rooms left. Gudauri Hillsite, 1 km from the centre point and scored 9.0 from 1,017 reviews with location 9.2, is the value hotel of the strip: every 25 square metre room, double or triple, with a balcony or a mountain view, was 250 GEL (about $96) for our Saturday with free cancellation until 9 January and nothing to pay until you arrive, breakfast 40 GEL extra, five rooms left. Hotel Tsiga in Daba Gudauri, 250 m from the centre point and scored 9.5 from 270 reviews with location 10, has a free lift shuttle according to its reviewers: an 18 square metre budget double with breakfast for 450, down from 500, a 28 square metre superior with a mountain view for 720, down from 800, all non-refundable, one budget room left. Best Western Gudauri, 900 m out and scored 8.2 from 415 reviews, a 23 square metre standard twin with breakfast for 551 non-refundable or 648 with free cancellation until 2 January, a 27 square metre superior with a balcony and mountain view for 628 to 738. Alpina Hotel Gudauri, 600 m out and scored 8.2 from 389 reviews with location 8.3, a double or twin with a balcony and a continental breakfast for 495 to 593 non-refundable, 545 to 653 with free cancellation until 13 January, parking included. Quadrum Hotel, 250 m from the centre point and scored 7.9 from 266 reviews, a 22 square metre double with breakfast for 306, or 384 to 416 with unlimited spa access, and a 25 square metre double with a terrace for 329; Booking.com puts it 1.3 km from the GoodAura lift and 1.6 km from Gudauri Lift 1. Hotel Wintera Gudauri, 450 m out and scored 8.1 from 81 reviews, a budget double with breakfast for 400 with free cancellation and no prepayment, six left; Hotel Carpe Diem Gudauri, 1.2 km out and scored 7.2 from 422 reviews, 480 with breakfast; Gudauri Inn, 1.5 km out and scored 7.7 from 707 reviews, 406 with breakfast.

Family hotels with dinner

Beyond the towers, along the highway and on the lane Booking.com calls Gudauri Hotel Lane, are the small hotels that are really guesthouses: ten to twenty rooms, the owner at the door, breakfast cooked rather than laid out, and dinner on the table at seven for everyone. They are the cheapest beds in the resort with a bathroom of your own, their reviews are the warmest on the site, and the catch is simple: you walk or take a shuttle to the lift, and the rooms are small. For a couple or a solo skier who will be on the mountain all day and wants a hot meal without a restaurant bill, they are the right answer.

Hotel Toni, 2 km from the centre point and scored 9.8 from 42 reviews with location 9.8, is the one we would book: a 17 square metre standard double for 340 GEL (about $131) with breakfast and dinner included, free cancellation until 17 December, one room left for our Saturday, and a 25 square metre triple for 510; its reviewers describe home-cooked Georgian dinners and a short walk to a lift. Soncho Gudauri on Gudauri Hotel Lane, 1.9 km out and scored 8.6 from 107 reviews with location 9.5, a 17 square metre double or twin with breakfast for 210 GEL (about $81), or 255 with dinner as well, and a 30 square metre quadruple with both meals for 375, free cancellation until 17 December; Booking.com puts it 1.3 km from the GoodAura lift. Family Hotel Parnas 2250, 150 m from the centre point and scored 9.2 from 27 reviews with location 9.5, a 20 square metre double or twin for 221 with free cancellation until 15 January, dinner 50 GEL on request, a triple 286 and a quadruple 319. Chalet In Gudauri, also on Gudauri Hotel Lane, 3 km out and scored 9.1 from 134 reviews, a 16 square metre twin for 255 to 284 and an 18 square metre double for 315, breakfast 30 GEL, free cancellation until 18:00 on the day and payment at the property; its reviewers mention the owners arranging a car to the lifts. Khada Hostel, 1.9 km out and scored 9.3 from 62 reviews with location 9.6, a deluxe double with breakfast for 170, one left. Panorama, 2.7 km from the centre point and scored 9.2 from 80 reviews, had the cheapest rooms in the resort, 154 GEL (about $59) for a 9 square metre double or twin with free cancellation until 15 January and payment on arrival, breakfast 30 GEL, a 12 square metre triple 214 to 299; nine square metres is a bed and a door, so take it for the price, not the room. Kashmiri kitchens hotel, 1.3 km out and scored 8.1 from 20 reviews, 153 for a double with a garden view, the lowest figure on the whole list.

Dinner in these houses is at one long table with the owner's family and whoever else is skiing that week, and English runs out somewhere around the second toast. Learning a few Georgian phrases before the trip is what turns the 340 GEL half-board into the evening you talk about: gamarjoba at the door, madloba for the lobio, and the word for enough when the chacha appears.

Chalets and whole apartments for a group

Four or six people skiing together are better off with a whole place than two hotel rooms, and Gudauri has three kinds: the two-bedroom apartments in the New Gudauri blocks, a handful of timber chalets near the lower resort, and the apart-hotels that let a flat with breakfast thrown in. Booking.com listed 4 chalets and 119 entire homes and apartments for our Saturday. Split four ways, the figures below come to 160 to 280 GEL a bed, under what a hotel double costs per person, with a kitchen for breakfast and a sofa for the boots.

Chalet Gudauri, 800 m from the centre point and scored 9.9 from its first eight reviews with location 9.3, had a 75 square metre two-bedroom chalet with a living room and a kitchen for 630 GEL (about $242) with free cancellation and no prepayment, two left; for Saturday 13 to 14 March the same chalet was 420. B&H1 in New Gudauri, 1.6 km out and scored 9.0 from 35 reviews with location 9.6, a 68 square metre two-bedroom apartment with a living room and a mountain view for 900, free cancellation and no prepayment. Gudauri Hills Apart Hotel, the 77 square metre two-bedroom with two bathrooms and breakfast for 1,124, down from 1,800. New Gudauri Twins, the 55 square metre one-bedroom with a living room for 350, sleeps three or four at a squeeze. For March, when more of them open their calendars, New Gudauri Alpic 406, scored 9.3 from 29 reviews with location 9.9, had a 60 square metre two-bedroom apartment for 750 and New Gudauri Block 3 Gondola view apartment a 35 square metre two-bedroom for 400, both with free cancellation and no prepayment. Pine Chalets by KA Group, 3.3 km out and scored 7.6 from 118 reviews, lets deluxe doubles with breakfast at 282 rather than whole chalets, and needs a car.

Kobi, Stepantsminda and the alternatives

Three alternatives come up and only one works well. Kobi, the village on the far side of the Jvari Pass whose lifts open the quieter second ski area, had nothing bookable: Booking.com's only Kobi listing, Kobi Apartments, was unavailable for our Saturday and the search fell through to Tbilisi hotels. Ski Kobi from Gudauri. Stepantsminda, 30 km on over the pass, has far more guesthouses and hotels and is the right base if you want Kazbegi as well as skiing, but the Gudauri to Kobi section of the highway closes in avalanche conditions, sometimes for days, so a Stepantsminda bed can mean a day without lifts; our Kazbegi stay page has January prices there, where the hotels drop 15 to 40 percent in winter. Tbilisi works for a single day on the snow: the city does Gudauri as a day trip every weekend, two hours each way, and a fixed-price driver splits well between three or four. For two or more days of skiing, sleep in Gudauri.

What a Gudauri room costs, by week

Mid-January is the heart of the season and the cheapest part of it after the holiday fortnight: New Gudauri studios 292 to 648 GEL, hotel rooms with breakfast 210 to 1,187, half board at the family hotels 255 to 340, a whole chalet from 630. The table is what we read for our January Saturday, one listing per line, with the New Year and March figures where the same listing showed them.

New Year. For Saturday 2 to 3 January 2027 Booking.com had 86 listings open and said 85 percent of its Gudauri places were unavailable, three months out. Of the places that showed both dates, New Gudauri Twins Horizon went from 325 to 504 GEL, Viva Seasons from 424 to 764, Apartments in Twins from 363 to 604, Hotel Tsiga from 450 to 646, Marco Polo from 762 to 811, Gudauri Loft Hotel from 845 to 998 and Hotel GoodAura from 450 to 540, while Gudauri Hillsite moved only from 250 to 270 and Alpina from 593 to 635. Atrium New Gudauri asked 1,264 for a studio and Residence Gudauri Hills 771 for an economy twin, down from 1,150. Expect the New Year fortnight, up to Epiphany on 19 January, to cost half as much again to double, and book it months ahead; the owners of the New Gudauri flats open January first and fill it first.

March. For Saturday 13 to 14 March 2027, 144 places were listed and the hotels were back near their January prices or below: Gudauri Hillsite 200 against 250, Hotel Roshe 700 against 850, Best Western 551 unchanged, Soncho 210 unchanged, Marco Polo 860 and Gudauri Lodge 1,285 a little higher. The New Gudauri flats were dearer than in mid-January on that weekend (Twins Horizon 504, Viva Seasons 594, Four Seasons 450), while more of the two-bedroom apartments were open (Alpic 406 at 750, Block 3 at 400, Chalet Gudauri down to 420). March is spring skiing: the lifts ran until 19 April in 2025-26, the sun is on the terraces, and a hotel with a pool is better value than in January.

Getting there and choosing by how you arrive

Gudauri is 122 km north of Tbilisi up the Georgian Military Highway, about two hours when the road is clear. The 15 GEL Stepantsminda marshrutka from Didube drops you on the highway, which is fine for a hotel on it and a long uphill walk with a boot bag to New Gudauri; a GoTrip driver, the price fixed per car before you book, was 196 GEL (about $75) from Tbilisi and 206 from the airport on the cheapest cars shown on 16 October 2026, unchanged since September, and takes you to the door of whichever block or hotel you name, which is the argument for a driver if you are carrying skis. If you are self-driving, winter tyres are compulsory on the mountain sections under the rule in force since December 2023, the police can require chains on the pass, and the Gudauri to Kobi section above the resort closes whenever avalanche danger is high; most New Gudauri blocks and all the highway hotels have parking (128 of the 148 listings did). Check the Roads Department's restriction list on the morning you drive, and if the forecast is bad, ask your hotel: every desk in Gudauri knows the state of the road.

Mistakes we see every week

Booking a "Gudauri" hotel without checking the lift distance. Booking.com measures from a point among the lower hotels, so 2 km can mean the far end of the highway strip or the gondola base. Read the address: Road to Gondola Lift, 1st Lift or a block name means New Gudauri; Gudauri Hotel Lane and Daba Gudauri mean a walk or a shuttle.

Paying hotel prices for January without a reason. A New Gudauri studio at 325 GEL gives two skiers a kitchen and the gondola; the same money buys a non-refundable budget double at a highway hotel with a shuttle. Pay hotel prices for the pool, the breakfast or the desk, not by default.

Leaving the New Year week to December. On 16 October, 85 percent of Booking.com's Gudauri beds were already gone for 2 to 3 January, and the ones left were 50 to 80 percent dearer than mid-January. Book the holidays in autumn or ski from 10 January.

Taking the non-refundable rate to save 10 to 15 percent. The highway hotels price their cheapest rooms non-refundable; the New Gudauri owners and the family hotels mostly give free cancellation until mid-December or mid-January. In a resort whose road closes, the flexible rate is worth the difference.

Skipping the dinner option at a family hotel. There are restaurants in New Gudauri, but a 45 GEL half-board supplement at Soncho or a 50 GEL dinner at Parnas is a cooked Georgian meal at the table without walking the highway in the dark.

Booking Stepantsminda for a ski week. It is 30 km and a pass away, and the Gudauri to Kobi road closes in storms. Stay there to see Kazbegi, not to ski.
