Where to Stay in Kakheti 2026: Town or Wine Estate

Kakheti is one valley and three kinds of bed: a guesthouse in a town, a hotel in a town, or a wine estate with a pool and a cellar that you need a car or a driver to reach. This page sorts the 179 places Booking.com lists for Sighnaghi, Telavi and Kvareli, plus the estates between them, into five areas, names the rooms we would take in each at every budget, and says what an October Saturday costs.

An estate terrace above the Alazani valley in October. The pool-and-cellar hotels sit on both sides of the valley; the towns with the vans and the restaurants are Sighnaghi and Telavi.

The question is not which hotel but which side of the valley. Kakheti's visitors sleep in four places: Sighnaghi, the walled town on the southern rim with the view; Telavi, the working capital in the middle with the bus station; the estates around Tsinandali on the Telavi side; and the far side of the Alazani, Napareuli and Kvareli, where the resorts with lakes are. Each is right for a different trip, and the wrong choice costs you an hour's drive before every tasting. Our Kakheti guide covers the region and the cellars, the Sighnaghi guide plans the night there, and the where to stay in Georgia page shows where a Kakheti night sits in a week or two.

Quick answer

One night without a car: Sighnaghi, in a guesthouse with a valley terrace; Elegance had a double for 70 GEL (about $27) with breakfast for 20 more, free cancellation until the evening you arrive and nothing to pay in advance. Two nights or more and the cellars are the point: Telavi, where Hotel Classic is 60 GEL for a double 350 m from the centre and the vans home run hourly. A pool, a spa and dinner on the estate: Tsinandali and Kisiskhevi ten minutes from Telavi (Schuchmann 480 GEL, Tsinandali Estate from 1,476 GEL) or Lopota and Napareuli across the valley. Kvareli is for the far-side cellars and Nekresi, with a car. All prices are what Booking.com showed us on 11 October 2026 for one night, two adults, Saturday 17 to Sunday 18 October 2026.

The five areas in one table

Booking.com listed 70 properties for Sighnaghi for our test night (43 of them guesthouses, 10 hotels), 91 for Telavi (36 guesthouses, 31 hotels, 26 with a pool) and 18 for Kvareli town, with the estates scattered between them under village names: Tsinandali, Kisiskhevi, Shalauri, Napareuli, Artana, Shilda. The ranges below are the rooms named further down, read that day; they are examples for a harvest-season weekend in October, not averages.

Sighnaghi: the walled town for one night

Sighnaghi sits on a ridge 836 m up on the southern edge of the valley, and nearly everything on Booking.com is within 1.3 km of the centre, which here means a ten-minute walk on cobbles. The town is guesthouses first: 43 of the 70 listings, most of them family houses with a terrace facing the Caucasus and breakfast for 20 GEL. The trade is that the vineyards are down in the valley, 20 minutes by car, so a cellar day from Sighnaghi means a driver; the reward is the evening after the coaches leave, which is the reason to sleep here at all. Booking.com's own filters tell the story: 58 of the 70 had free cancellation and 57 took a booking without a card.

Elegance, at 25 Kote Dadiani Street 700 m from the centre, is where we would book first: a 15 square metre standard double for 70 GEL (about $27), breakfast 20 GEL, free cancellation until 18:00 on the day of arrival and no prepayment, scored 9.9 from 267 reviews with location 9.9, and three rooms still free for our Saturday. Three Gracia at 8 Baratashvili Street, 700 m out, scored 8.8 from 595 reviews with location 9.7, had its 15 square metre king room with a mountain view for 77 GEL with breakfast, 63 GEL on its cheapest rate, free cancellation until 14:00 on the day. Nato and Lado at 5 Pirosmani Street, 900 m from the centre, scored 9.2 from 538 reviews with location 9.6, had a 30 square metre standard twin for 60 GEL and a deluxe double with a balcony for 70, breakfast 20, free cancellation until 16 October. Guest House Vista, 600 m out, scored 9.4 from 549 reviews with location 9.8, a double with its own bathroom and breakfast included for 80 GEL, pay at the property; Guest House Maradona, 400 m from the centre, scored 9.6 from 320 reviews, a family room with a private bathroom for 80 GEL.

The cheapest beds and the dearest. At the bottom, Goga Guesthouse, 1.1 km out and scored 9.4 from 135 reviews, had a double for 33 GEL; Maya Guest House, scored 9.4 from 154 reviews with location 9.7, a double with a shared bathroom for 40; Guesthouse Angelina-Koko, 700 m from the centre, a double with its own bathroom for 40; Guest House Shota, scored 9.5 with location 9.8, a twin for 45; Guesthouse Door at 7 Giorgi Abramishvili Street, 450 m out, a double with a balcony for 50 and one with a 25 square metre terrace for 55, free cancellation, no card. Up the scale, 4 Rooms at 15 Eka Bezhanishvili Street, the small hotel on the prettiest street, scored 9.7 from 211 reviews, a double with a mountain view for 100 GEL, breakfast 25; Lia's Guest House at 16 Arsena Street, scored 9.5 from 283 reviews with location 9.6, a queen room with a balcony for 160, non-refundable. The two hotels at the top are Kabadoni Boutique Hotel at 1 Tamar Mepe Street, scored 8.8 from 442 reviews with location 9.7, whose attic double was 404 GEL (about $155) with free cancellation and whose mountain-view room was 499 to 555, and BODBE Hotel at 26 Eka Bezhanishvili Street on the ridge above the town, scored 9.3 from 1,099 reviews, a 27 square metre standard king for 741 GEL with breakfast non-refundable or 860 with free cancellation and nothing to pay until you arrive. Zandarashvili Guest House, the family house everyone recommends, had no room for our Saturday and 42 GEL doubles the nights either side; Lost Ridge Inn in Qedeli, 5 minutes below the town, was closed to bookings until 28 October, when its rooms were 203 GEL.

Telavi: the base for the cellars

Telavi is the regional capital, a town of about 16,800 on the Gombori slopes in the middle of the valley: the bazaar, the Batonis Tsikhe fortress, the 900-year-old plane tree, restaurants that serve locals, and a bus station with vans back to Tbilisi at least hourly until 21:00 for 15 GEL. Tsinandali, Shumi and Shalauri are ten minutes away, Alaverdi and Gremi within 30 km, Kvareli 40 minutes across the valley floor. It is the base for anyone staying two nights or more, and it is cheap: 24 of its 91 listings are under 1 km from the centre and the guesthouses start at 50 GEL. The town has no view to speak of, which is what Sighnaghi has instead.

Hotel Classic at 12 Griboedov Street, 350 m from the centre, is the room we would book: a 20 square metre double for 60 GEL (about $23), breakfast 20 GEL, free cancellation until 18:00 on the day, scored 8.9 from 199 reviews with value for money 9.2; its triples were 85 to 90 and a quadruple 120. Zizi's Guest House, also 350 m out and new to Booking.com with 9.9 from its first seven reviews, a deluxe double or twin with a garden view for 63 GEL. Guest House Top Floor, 900 m from the centre, scored 9.5 from 449 reviews with value for money 9.8, a twin for 91 GEL. Twins Guest House, 800 m out, scored 9.5 from 113 reviews, a double with a mountain view for 72. Hotel Ameli, 300 m from the centre, scored 9.0 from 33 reviews, a deluxe twin for 90; Lokokina Guesthouse, also 300 m out, scored 9.5 from 38 reviews, a deluxe double with a garden view for 160. GuestHouse Lilia and Wine Cellar, 1.3 km out and scored 9.4 from 109 reviews, a deluxe double with a balcony for 70 GEL with the marani in the yard; Milorava's Guest House and Wine Cellar, 1.5 km from the centre, a triple with a balcony for 160. Dzveli Galavani, the balconied old house in the centre scored 9.7 from 269 reviews with location 9.9, had no room for our night and 100 to 120 GEL on the nights around it.

A guesthouse marani in Telavi. The houses with a cellar in the yard pour their own wine at dinner, which is the cheapest tasting in the valley.

The guesthouses with pools, on the edge of town. guest house Calma at 118 Kvirike Didi Street, 2.3 km from the centre, scored 9.8 from 145 reviews with value for money 9.9, a 22 square metre standard double for 80 GEL (about $31), breakfast 30, free cancellation until 14 October and payment at the property, with a hot tub. Kaya Telavi at 11 Dimitri Arakishvili Street, 1.6 km out, scored 9.9 from 28 reviews, a deluxe double for 90 GEL with free cancellation or 81 non-refundable, with a heated pool. Horizont Boutique Hotel, 1.7 km from the centre, scored 9.3 from 27 reviews, a twin with a balcony and breakfast for 184 GEL, free cancellation, pay at the property, pool and terrace. Guest House Zuzumbo Panorama, 2.1 km out, a double with a balcony for 70; Guest House Medea, 1.3 km out and scored 8.9 from 91 reviews, a budget double for 55.

The hotels. Holiday Inn Telavi at 2 Rustaveli Avenue, 800 m from the centre with location 9.6 and scored 9.0 from 439 reviews, had a 20 square metre standard queen for 256 GEL (about $98) non-refundable or 320 with free cancellation until 16 October, breakfast 50 GEL extra, with the pool and sauna. Communal Hotel Telavi at 11 Kakutsa Cholokashvili Street, the design hotel on the old street with the pool and the Kakhetian restaurant, scored 9.3 from 546 reviews, had only its 40 square metre pool-view suite left, 423 GEL non-refundable or 446 with free cancellation, down from 564 and 594, breakfast 40. Boutique Hotel Kviria at 51 Gogebashvili Street, 1.5 km out, scored 9.6 from 284 reviews with a pool and a cellar, an economy double with breakfast for 292 GEL non-refundable or 307 with free cancellation, down from 343 and 361, its standard twin 368 to 388. Esquisse Design Hotel, 900 m from the centre with a spa, scored 8.5 from 794 reviews, had a deluxe triple for 392.

In the guesthouses with a marani the host pours at dinner and the evening turns into a small supra, with toasts you are expected to answer. Learning the handful of Georgian phrases you will use at a Kakhetian table before you go, gaumarjos for the toast, madloba, and the word for enough, is what turns a room with a cellar into the best night of the trip.

Tsinandali, Kisiskhevi and Shalauri: the estates ten minutes from Telavi

The villages on the slope below Telavi, Tsinandali 10 km back towards Tbilisi, Kisiskhevi beside it and Shalauri on the town's edge, hold the estate hotels on the Telavi side: a pool, a cellar, a restaurant and vines to the fence, with the town and its vans a 10 GEL taxi away. This is where to sleep if you want the estate and not the isolation. The Tsinandali Estate museum, the Chavchavadze house with its enoteca, is open daily 10:00 to 18:00 for 10 GEL and sits in the same park as the hotel; Shumi is next door.

Tsinandali Estate, a Radisson Collection hotel in the Chavchavadze park, is the one we have stayed at and the best hotel in the region: the breakfast, the grounds you have to yourself after the museum closes, the amphitheatre, the sommelier's tasting. It scored 9.4 from 713 reviews. For our Saturday its smallest room, the 21 square metre Collection Superior with a terrace, was 1,540 GEL (about $592) with free cancellation until 16:00 on the day and payment at the property, down from 1,711, or 1,476 non-refundable; the 23 square metre Collection Premium 1,690, the 30 square metre junior suite 2,177. Schuchmann Wines Chateau, Villas and Spa in Kisiskhevi, 6.2 km from Telavi's centre, scored 8.6 from 957 reviews, had one 35 square metre king suite with a balcony left at 480 GEL (about $185) with breakfast and payment at the property, 730 with dinner too, and a 100 square metre two-bedroom villa for 1,280; its winery and the Georgian restaurant are on site. Villa Tsinandali in the village itself, scored 9.1 from 89 reviews with location 9.3, had a double for 125 GEL with extended free cancellation and payment at the property, the cheap way to sleep next to the park. Park Hotel Tsinandali, scored 8.4 from 544 reviews, was from 585.

Shalauri and Vardisubani. Hotel Qvevrebi at Shalauri, 2.9 km from Telavi's centre, the hotel whose bungalows are shaped like the clay wine jars, scored 9.1 from 749 reviews with location 9.3: a 25 square metre double or twin with a mountain view and breakfast for 576 GEL, non-refundable, two left. Chateau Mere at 15 Vardisubani Street, 6.6 km out, the castle-style hotel with the pool and the spa, scored 8.1 from 250 reviews, a 25 square metre standard double or twin for 369 GEL non-refundable or 410 with free cancellation until 16 October, breakfast 20, seven rooms left. Hotel and Wine Cellar ARGE, 6 km from the centre with a pool, scored 9.0 from 352 reviews, a standard double with a balcony and breakfast for 261 GEL; Agarani Estate, 6.7 km out, scored 9.0 from 179 reviews, a standard double with breakfast for 536.

Napareuli and Artana: the lake resorts across the valley

Cross the Alazani from Telavi and the road runs along the foot of the Caucasus through Napareuli, Artana and on to Kvareli. This is the quiet side: no towns, villages with a cellar or two, and the big resorts with artificial lakes that Georgians drive out to for the weekend. Nothing here is reachable by van in any useful way; you come with a car, with a GoTrip driver, or on the resort's own transfer, and you eat where you sleep. Telavi is 20 to 25 km back across the bridge.

Lopota Lake Resort and Spa at Napareuli, scored 9.4 from 3,307 reviews with location 9.5, is the other estate we have stayed at and rate: a lake you can row on, several restaurants, a spa, horses, and rooms in a dozen buildings around the water, the place for two nights of doing nothing between the cellars. For our Saturday its 35 square metre superior double was 1,050 to 1,146 GEL (about $404 to 441) on the property page depending on the rate, 1,412 with all meals, every rate non-refundable; the search card showed the same room at 720 GEL with breakfast, so check both views before you book. Moretoni Lake Resort, 3.5 km from Napareuli with its own smaller lake, scored 9.3 from 162 reviews with location 9.5, had a 30 square metre king room with a lake view and breakfast for 252 GEL non-refundable or 279 with free cancellation until 14 October, down from 280 and 310, and the same room facing the mountains for the same price with four left. Chateau Artwine at Artana, 2.7 km on, the vineyard hotel with the pool and the restaurant in the cellar, scored 9.3 from 134 reviews, a 30 square metre standard double or twin with breakfast for 630 GEL (about $242) with free cancellation until 15 October, its suite 810. Chateau Napareuli in the village, scored 7.8 from 60 reviews, a family room for 177. Orenda, 7 km away on the Telavi side of the river and scored 9.8 from 57 reviews with location 10, a double with a mountain view and breakfast for 120 GEL with free cancellation, the value room on this side.

Kvareli and Shilda: the far-side cellars

Kvareli is the small town at the north-eastern end of the valley, 143 km from Tbilisi, under the forested wall of the Caucasus. People sleep here for the big cellars on this side, Khareba's 7.7 km wine tunnel and Kindzmarauli Corporation in the old fortress, for the Nekresi monastery on its hill, and for Kvareli Lake. Eighteen properties were listed for the town and most of the rest sit in the villages west of it, Shilda, Eniseli and Gremi, under the Caucasus. It is a car base: the vans and the restaurants are in Telavi, 40 minutes across the valley, and the best value on this side is in the villages rather than the town.

A vineyard hotel on the Kvareli side of the valley. The estates here sell the pool and the quiet; the town itself is for the cellars and Nekresi.

Hotel Piano Kvareli at 4 Liberty Street, 1.2 km from the centre with a plunge pool, scored 9.0 from 137 reviews, had a 15 square metre twin with breakfast for 190 GEL (about $73) on its search card, with free cancellation until 18:00 on the day and payment at the property, and showed the same twin at 160 and a 27 square metre double at 200 to 230 on its own page. Guest House Villa, 1.4 km out, scored 9.0 from 65 reviews with location 9.6, a triple with a bathroom for 70 GEL, the cheapest room in town; Guest House Kakheti, 1.6 km out, scored 9.5 from 81 reviews, a twin with a private bathroom for 97; Lunisi Kvareli, 2 km out, scored 9.6 from 40 reviews, a double for 111; Kera, an organic farm stay 1.8 km from the centre scored 9.6 from its first ten reviews, a standard twin with breakfast for 160, down from 225. Samzeo Kvareli, 1.1 km from the centre, scored 8.9 from 81 reviews, a standard double with breakfast for 479, down from 532. Kvareli Lake Resort, 7.4 km from the town on its own lake, scored 9.2 from 777 reviews with location 9.7, had two 32 square metre junior suites left, 947 GEL (about $364) with breakfast non-refundable or 1,052 with free cancellation until 14 October, down from 1,052 and 1,169.

Shilda, Eniseli and the villages. Chateau Davitiani on the main road at Shilda, 9.2 km from Kvareli, scored 9.3 from 135 reviews, had a 22 square metre double with a mountain view and breakfast for 161 GEL (about $62) with free cancellation until 15 October and payment at the property, or 144 non-refundable, both down from 268 and 241 on a late-season deal; it is the room in our block for this side. Chateau Eniseli, scored 9.5 from 102 reviews with location 9.4, a double for 150 GEL, free cancellation, pay at the property. Shaverge wine cellar and cottages outside Kvareli, scored 9.7 from 132 reviews with location 9.6, a 38 square metre one-bedroom chalet with breakfast and a pool for 248. Chateau Gremisio, 13.2 km from Kvareli towards Gremi, scored 9.7 from 54 reviews, a twin with breakfast for 170; Begaso Family Winery, 11.7 km out, scored 9.5 from 59 reviews, a twin with a mountain view for 153. On the south side of the valley, between Telavi and Sighnaghi, Panorama Kakheti Resort at Akhasheni near Gurjaani, scored 9.4 from 324 reviews with location 9.5, had a double with a balcony for 570 GEL, and Anapea Village at Tkhilistskaro, scored 9.4 from 35 reviews, a standard double with breakfast for 660; both are the compromise base with a car, halfway to everything.

What a Kakheti room costs

The spread is the widest of any region on this site: a 33 GEL guesthouse double in Sighnaghi and a 2,177 GEL suite at Tsinandali were on sale for the same night. The towns are cheap at every level; it is the estates that cost Tbilisi money and more. The table is what we read for our October Saturday, one listing per line.

Prices checked October 2026. Ranges reflect season and operator.

Mid-October is the harvest, Rtveli, and the valley fills with Tbilisi families at the weekend: a week out, Communal had one suite left, Kabadoni and Schuchmann one room each at the price shown, and three well-known houses were full. Book Sighnaghi and the estates two to three weeks ahead for September and October weekends and for May; a few days ahead is fine the rest of the year, when the big wineries stay open and the guesthouses are half empty.

Getting there and between the bases

Every way in is on the Kakheti guide. From Tbilisi, the vans leave the Navtlughi yard beside Samgori metro: Sighnaghi 15 GEL in two to two and a half hours at 09:00, 11:00, 13:00, 15:00, 17:00 and 18:00, Telavi 12 to 15 GEL through the day until about 17:00; shared taxis from Isani are 25 to 30 GEL a seat to Sighnaghi and 20 to Telavi. A GoTrip driver, the price fixed per car before you book and the driver sober while you taste, was 141 GEL (about $54) to Telavi, 93 km in 1 h 43 min, 191 GEL to Sighnaghi and 206 GEL to Kvareli on the cheapest cars shown on 11 October 2026, with stops on the way allowed. Getting back is easier from Telavi, whose vans run at least hourly from 09:00 to 21:00; from Sighnaghi they leave roughly every two hours between 07:00 and 18:00.

Between the bases there is no useful public transport: Sighnaghi to Telavi is about an hour by road and a taxi or your guesthouse's driver, and the estates across the valley are a car or a driver only. Guesthouses in both towns arrange a winery day with a driver for about 70 to 100 GEL a person. If you are renting, the Kakheti road trip strings the bases into a four-day loop; remember that the blood-alcohol limit is 0.03 percent, so whoever drives does not taste, which is the strongest argument for sleeping at the estate rather than driving back from it.

Mistakes we see every week

Booking Sighnaghi for a cellar trip. The vineyards are in the valley, 20 minutes below the town, and the famous cellars are an hour away on the Telavi and Kvareli sides. Sighnaghi is the night for the view and the wall; Telavi is the base for the wine.

Booking a lake resort without a car. Lopota, Moretoni and Kvareli Lake are 20 to 40 minutes from anything, and every meal and every tasting is a drive. They are two-night places for people with a driver or a car, not a base for seeing the region by van.

Paying estate prices for a hotel in town. The design hotels in Telavi cost 300 to 450 GEL for a room; for the same money Schuchmann and ARGE give you the vines and the pool ten minutes away, and Villa Tsinandali gives you the park for 125.

Skipping the guesthouse with the marani. Lilia, Milorava's and the Sighnaghi family houses pour their own wine at dinner for the price of the meal. It is the tasting the tour buses never get.

Leaving harvest weekends to the last minute. Rtveli runs from mid-September into October and Georgians book the estates and the Sighnaghi houses weeks out. Our ordinary October Saturday had Communal down to one suite and Zandarashvili full a week ahead.

Driving back from a tasting. The limit is 0.03 percent and the Kakheti highway is checked. Sleep where you taste, or hire the driver.

Frequently asked questions

Is Sighnaghi or Telavi the better place to stay in Kakheti?
Sighnaghi for one night: the walled town has the valley view, the evening after the coaches leave, and 43 family guesthouses from 33 to 100 GEL for a double in October 2026 (Elegance 70, Three Gracia 77 with breakfast). Telavi for two nights or more: it is in the middle of the valley, the Tsinandali and Shalauri cellars are ten minutes away, Kvareli 40 minutes, and the vans back to Tbilisi run hourly until 21:00; doubles from 50 to 90 GEL (Hotel Classic 60, Calma 80, Kaya 90). With three nights, do one in Sighnaghi and two in Telavi or at an estate.
How much does a hotel in Kakheti cost?
On a Saturday in October 2026, read on Booking.com for two adults: guesthouse doubles 33 to 100 GEL (about $13 to 38) in Sighnaghi, Telavi and Kvareli, small hotels and estate rooms with breakfast 160 to 330, the Telavi hotels with pools 256 to 446, the wine estates near Telavi 480 to 630 (Schuchmann, Artwine), the lake resorts 947 to 1,146 (Kvareli Lake, Lopota) and Tsinandali Estate 1,476 to 2,177 by room and rate.
Which wine estates in Kakheti can you stay at?
On the Telavi side: Tsinandali Estate, a Radisson Collection hotel in the Chavchavadze park (from 1,476 GEL in October 2026), Schuchmann Wines Chateau at Kisiskhevi (480 GEL with breakfast), Hotel Qvevrebi at Shalauri (576), Chateau Mere at Vardisubani (369 to 410), Hotel and Wine Cellar ARGE (261). Across the valley: Lopota Lake Resort at Napareuli (1,050 to 1,146), Chateau Artwine at Artana (630), Moretoni Lake Resort (252 to 279). On the Kvareli side: Kvareli Lake Resort (947), Chateau Davitiani at Shilda (161 with breakfast), Chateau Eniseli (150), Shaverge (248). All need a car or a driver.
Do I need a car to stay in Kakheti?
Not for Sighnaghi or Telavi: vans from Samgori in Tbilisi cost 12 to 15 GEL and both towns are walkable, and guesthouses arrange a driver for a winery day at about 70 to 100 GEL a person. Yes for the estates and the lake resorts (Tsinandali, Lopota, Kvareli Lake, Artwine, Davitiani), which are 10 to 40 minutes from the towns with no public transport; a GoTrip driver from Tbilisi was 141 GEL per car to Telavi and 206 to Kvareli on 11 October 2026. Where should I stay in Kakheti for the wineries?
Telavi or the villages just below it. Tsinandali Estate, Shumi and Shalauri are ten minutes from the town, Alaverdi and Ikalto 20, Gremi and Kvareli 40 minutes across the valley, and the family cellars at Kondoli and Ikalto are on the way. Sleep at an estate (Schuchmann 480 GEL, Villa Tsinandali 125, Qvevrebi 576 in October 2026) or in a town guesthouse with a marani (Lilia 70, Milorava's 160) and hire a driver for the day.
When should I book accommodation in Kakheti?
Two to three weeks ahead for weekends from mid-September to late October (Rtveli, the harvest) and in May, when Tbilisi families book the estates and the Sighnaghi houses: a week before our October Saturday, Zandarashvili, Lost Ridge Inn and Dzveli Galavani were full and Communal, Kabadoni and Schuchmann were down to one room each. A few days ahead is enough the rest of the year; 70 properties were listed for Sighnaghi and 91 for Telavi and most had rooms.
